What kind of tenants are we looking for?
Centerpoint on Mill is eclectic and diverse so we are interested in maintaining a good mix of tenants including both local and national businesses. Our main requirement is that our tenants have the know-how and capability to succeed and add to the community.
What is the term length of the leases we are signing?
We prefer medium term-length leases of five years or more. However, please don't hesitate to contact us if you think you'd be a good fit.
What is required to be considered as a potential tenant?
Centerpoint on Mill wants all of our merchants to be long-term partners and be successful. In order to assess the operational viability of a potential tenant we ask for a business plan, financial statements, two years of tax returns and conduct a standard credit check.
What is the lease rate?
Centerpoint on Mill leasing rates vary and are negotiable, but to give you an approximate idea of going rates we've listed them below.
For retail space:

$28* per sf off Mill Ave.

For office space:

Asking: $22.50* per sf, full service
Full service gross rates include all normal building operating expenses including real estate taxes, utilities, janitorial service, security services, HVAC during normal business hours, refuse removal, maintenance and repair, etc. Said rate does not include rental occupancy taxes currently equal to approximately 2.15%.

Are there any additional charges in addition to the lease rate?
As with most commercial properties, merchants work together to support the whole center and additional charges may be incurred outside of the lease rate.
Our retail space includes charges for Common Area Maintenance (CAM), real estate taxes, insurance and trash. These costs are currently $9.80 per sf.
Office space parking, which has a ratio of 4 spaces per 1,000 sf.
Covered, reserved parking is priced at $45.00/stall/month
Covered, unreserved parking is priced at $35.00/stall/month
Are there signage requirements?
We understand signage is extremely important to the success of your business. We want you to be as visible as possible but do require you follow certain signage requirements. Signage is subject to Landlord and City approval and shall be in accordance with the applicable sign criteria.
